āSales have decreased in the second half of this year compared to 2011, especially since the onset of stricter mortgage lending guidelines at the beginning of July.Ā Ā The prospect of higher monthly mortgage payments due to the reduced maximum amortization period has prompted some households to delay their home purchase,ā said Toronto Real Estate Board (TREB) President Ann Hannah.
The average selling price for October transactions was $503,479 ā up 6.2 per cent compared to October 2011.Ā Ā The MLSĀ®Ā Home Price Index composite benchmark price, which allows for an apples-to-apples comparison in terms of home attributes, was up by 5.1 per cent.
āWe continue to see price increases well above the rate of inflation.Ā Ā Active listings have remained low from a historic perspective, so substantial competition between buyers still exists, especially for low-rise homes,ā said Jason Mercer, TREBās Senior Manager of Market Analysis.
āIt should be noted, however, that the annual rate of price increase has been edging lower over the past few months as the market has gradually become better supplied,ā continued Mercer.

The number of transactions was down by 10.5 per cent compared to the same period in 2011. New listings were up by 5.5 per cent year-over-year to 6,505.
āSome households have put their home purchase plans on hold in response to the higher cost of home ownership brought about by the recent changes to mortgage lending guidelines. Both first-time buyers and existing home owners have been affected, given that sales were down across house types and geography,ā said Toronto Real Estate Board (TREB) President Ann Hannah.
The average selling price for sales reported from October 1 through October 14 was $501,146 ā up by almost six per cent in comparison to last year.
āThe average selling price grew well above the rate of inflation in the first half of October due to relatively tight market conditions from a historic perspective. This result was down by 15 per cent compared to the 2,995 sales reported during the same period in 2011.
āThe combination of stricter lending guidelines, rising home prices and the added upfront cost associated with the land transfer tax in the City of Toronto resulted in a slower pace of sales during the summer of 2012 compared to a year ago,ā said Toronto Real Estate Board (TREB) President Ann Hannah.
The average selling price for sales during the first two weeks of September was $496,786 ā representing an annual rate of increase of more the 9.5 per cent. Average selling prices were up for both low-rise and high-rise home types, including condominium apartments sold in the ā416ā area code.
āPrice growth continued to be strongest for low-rise home types during the first two weeks of September. This segment of the market has been very tight, with months of inventory remaining low from a historic perspective,ā said Jason Mercer, TREBās Senior Manager of Market Analysis.

āHousing demand remained strong in the first half of July.Ā Ā Sales growth occurred in the regions surrounding the City of Toronto.Ā In the City of Toronto, where sales were down, the relatively higher cost of home ownership likely prompted some buyers to purchase elsewhere in the GTA.Ā Ā Higher costs in the City of Toronto include the upfront payment of the additional land transfer tax,ā said Toronto Real Estate Board (TREB) President Ann Hannah.
The average selling price in the first half of July was $473,466 ā up by 2.3 per cent compared to last year.Ā Ā On average, homes sold for 98 per cent of the asking price in 25 days ā in line with July 2011.Ā Ā Price growth was strongest in the City of Toronto, climbing by 3.5 per cent to $496,645.

This result was up by more than 14.5 per cent in comparison to the first 14 days of May 2011. The number of new listings continued to grow at a slower pace than sales ā up 13 per cent year-over-year to 8,749.
āAnnual growth in sales was experienced across the GTA for all major home types in the first half of May. Sales growth was strongest for the condominium apartment segment. While the condo market has generally been the best supplied market over the past year, we have continued to see enough demand to exert moderate upward pressure on average selling prices in this market segment,ā said Toronto Real Estate Board President Richard Silver.
The average selling price for transactions in the first 14 days of May was $517,242 ā up by six per cent compared to the same period in 2011.
āA shortage of listings in the low-rise segment of the market has resulted in a lot of competition between buyers and above average annual rates of price growth. This result represented an increase of almost seven per cent in comparison to the same period in April 2011. The number of new listings grew over the same period, but by a lesser annual rate than sales, which means market conditions tightened compared to last year.
āCompetition between buyers remained strong in many parts of the Greater Toronto Area during the first half of April, with many listings attracting a lot of attention. Strong competition meant that, on average, sellers priced within market value range received offers that matched their asking prices within three weeks,ā said Toronto Real Estate Board President Richard Silver.
The average selling price during the first two weeks of April was $506,954 ā up by five per cent compared to the first half of April 2011. The annual rate of price growth was stronger in the GTA regions surrounding the City of Toronto.
āGrowth in listings has not kept up with growth in sales. In the City of Toronto, new listings for low-rise home types during the first half of April were actually down compared to last year. This helps explain why some of the tightest market conditions in the GTA can be found within the ā416ā area code,ā said Jason Mercer, TREBās Senior Manager of Market Analysis.

New listings were also up over the same period, but by a lesser 11 per cent to 12,684. It is important to note that 2012 is a leap year, with one more day in February. Over the first 28 days of February, sales and new listings were up by ten per cent and six per cent respectively.
āWith slightly more than two months of inventory in the Toronto Real Estate Board (TREB) market area, on average, it is not surprising that competition between buyers has exerted very strong upward pressure on the average selling price. Price growth will continue to be very strong until the market becomes better supplied,ā said Toronto Real Estate Board President Richard Silver.
āIt is important to note that both buyers and sellers are aware of current market conditions. This is evidenced by the fact that homes sold, on average, for 99 per cent of the asking price in February,ā continued Silver.
The average selling price in the TREB market area was $502,508 in February ā up 11 per cent compared to February 2011. The Composite MLSĀ® Home Price Index for TREB, which provides a less volatile measure of price growth compared to the average price, was up by 7.3 per cent compared February 2011.
āIf tight market conditions continue to result in higher than expected price growth as we move into the spring, expectations for 2012 as a whole will have to be revised upwards,ā said Jason Mercer, TREBās Senior Manager of Market Analysis. āWhile price growth remains strong, the average selling price remains affordable from a mortgage lending perspective for a household earning the average income in the GTA.ā

The number of new listings was down by two per cent year-over-year to 6,970.
āHome buyers continue to benefit from the affordable housing situation in the GTA. Immigration to Toronto and surrounding areas adds to the pool of home buyers every year. The economic and ethnic diversity found in the GTA consistently attracts newcomers and foreign investment,ā said Toronto Real Estate Board (TREB) President Richard Silver.
The average selling price for transactions between March 1 and 14 was $502,155 ā up by more than nine per cent compared to the first 14 days of March 2011. On average, homes sold for 100 per cent of the asking price within three weeks.
āStrong competition between home buyers in many parts of the GTA has resulted in sellers realizing their asking price in a short period of time. The fact that homes are selling for 100 per cent of the asking price, on average, suggests that sellers are very much in tune with the current market situation and know the fair market value of their home,ā said Jason Mercer, TREBās Senior Manager of Market Analysis.
